Description:
This evidence-based course provides real estate professionals with a deeper understanding of implicit bias, how it develops, and how it can influence decisions and outcomes within the housing industry—even when individuals consciously reject discrimination.
Participants will examine the cognitive mechanics of bias, the history of housing discrimination and redlining in New York, and modern systemic barriers involving property valuations, appraisals, mortgage approvals, tenant screening, and artificial intelligence. The course also explores New York-specific steering cases and the importance of recognizing discriminatory impact, regardless of intent.
Attendees will leave with practical strategies for promoting equitable real estate practices and strengthening fair housing compliance, including:
Using a consistent, objective client interview process
Recognizing and interrupting affinity, conformity, confirmation, and attribution biases
Responding appropriately to subjective terms such as “safe,” “nice,” or “good”
Providing objective, third-party community information
Identifying and addressing potential bias in everyday business practices
This course encourages candid discussion, professional self-awareness, and the use of concrete systems to provide fair and consistent service to every client.
