Real estate sales used to be an “information and inventory” business. In the previous century, brokers contained,
confined, and controlled property information in databases that only real estate professionals had access to
(Multiple Listing Service: MLS). When someone wanted to purchase a property, a licensee would determine the
buyer’s criteria and select the appropriate homes for consideration. Attention was directed toward a property
and the transaction.
Times have changed and continue to change. MLS subagency is no longer presumed and the Internet has forever
changed consumer behavior. People have more access and control over information they wish to obtain. Issues
of concern include legal challenges, compensation, buyer representation, the value of a licensee, fair housing, and technological advances are just a few of the topics that licensees should be aware of and learn how to properly handle.
