Agency relationships may seem straightforward in a licensing class, but applying them in everyday business can be more complicated. Buyers and sellers often arrive with their own expectations about what “their agent” should do. This course explores how to clearly explain who you represent, the duties you owe, and the services you can provide based on that relationship.

Participants will review how agency relationships are created in New York, compare the different types of representation, and examine the fiduciary duties owed to clients. Practical exercises using the New York State Agency Disclosure Form will help agents explain agency to buyers and sellers and establish clear expectations from the beginning.

The class also addresses common agency conflicts and ways to handle them, along with buyer representation agreements, their purpose, and how to discuss their benefits with consumers. Agents will leave better prepared to distinguish between clients and customers, communicate their responsibilities, and navigate situations where expectations and obligations may conflict.
