This course equips real estate professionals with essential knowledge about wells, septic systems, and sewage infrastructure—and how these systems directly impact property transactions. Participants will gain a practical understanding of the history and operation of both public and private water systems, the differences between cesspools and septic systems, and the regulatory frameworks that govern them.

Key topics include:

Water Rights & Systems – Learn about surface water, riparian doctrine, permitting systems, and prior appropriation theory.

Onsite Systems – Explore components of private wells, septic maintenance requirements, and different types of residential and commercial septic systems.

Regulations & Compliance – Review federal and state regulations, including the Clean Water Act, Safe Drinking Water Act, disclosure requirements, and environmental impacts.

Real Estate Implications – Understand how septic conditions, system types, and regulatory compliance affect transactions, disclosure obligations, property values, and broker liability.

By the end of this course, REALTORS® will be better prepared to recognize potential red flags, guide clients through property transactions involving wells and septic systems, and protect both buyers and sellers with informed expertise.
